Underwriting that stress-tests itself
Comps, rent rolls, expense history, and capital plans modeled against multiple scenarios before we bid — so we know what breaks the deal, not just what makes it work.
PIP Bodega Realty is a real estate investment and property management company built around an AI operating layer — so underwriting is sharper, leasing never sleeps, and residents get answers in minutes instead of days.

What we do
One side is the asset: buying it right, improving it, and running it profitably. The other is the experience inside it — because the fastest way to protect net operating income is to make people want to stay.
We do both under one roof, with one team, on one system. No handoffs between an asset manager who never visits and a management company that never sees the model.
The operating layer
Every property we touch runs on the same system: rent, work orders, leases, vendors, and retail inventory in one place, with models reading it continuously. When something needs a decision, a person makes it — with the analysis already done.
Comps, rent rolls, expense history, and capital plans modeled against multiple scenarios before we bid — so we know what breaks the deal, not just what makes it work.
Inquiries get a real answer, a screening, and a tour slot in minutes — day or night. Vacancy is the most expensive thing a rental unit can do, and speed is the cheapest fix.
Requests are classified the moment they arrive: emergency, routine, or resident-solvable. Urgent items page a human. The rest get scheduled without a phone tag loop.
How we work
A repeatable four-step cycle we apply to properties we own and to properties we manage for others.
Off-market and on-market sourcing in our target corridors, underwritten to real operating numbers rather than broker pro formas.
Targeted capital where it returns: systems, safety, curb appeal, unit turns, and the on-site amenities residents actually use.
Leasing, collections, maintenance, compliance, and resident services on one platform with owner-visible reporting.
Retention, renewal pricing, expense discipline, and ancillary revenue — the quiet levers that grow net operating income year over year.
Who we work with
You own units and you are tired of chasing rent, vendors, and voicemails. We take the operation end to end and report on it in plain numbers.
Property managementCapital partners and sellers looking for a disciplined buyer who can close, improve, and actually run the asset afterward.
Investment & acquisitionsPay rent online, report an issue and get a real answer, and grab what you need from the bodega downstairs without leaving the building.
Resident servicesWhere we manage
We manage units for their owners across South Florida's larger rental communities — the investor with one condo gets the same operation a whole building would.
Illustrations, not photographs of specific buildings. PIP Bodega Realty manages individual units for their owners and is not the owner or community manager of the properties referenced.
The bodega
A small, well-stocked shop in the building — essentials, snacks, household basics, package pickup. It is the amenity residents use most, and it pays for itself.
Why the name
PIP is a Property Improvement Plan — the scoped capital work that brings a building up to standard. It is the least glamorous document in a deal and the one that decides whether the numbers hold.
A bodega is the corner store that knows the neighborhood — open when you need it, stocked with what you actually buy, run by people who recognize you.
That is the standard we hold our buildings to. Property management is a service business that got automated in all the wrong places: automated phone trees, but a human still had to remember to order the part. We flipped it. The software watches the portfolio around the clock so our team can do the part that needs a person.
Put together: an operator's discipline, with a neighbor's attention. Faster than a small landlord, warmer than a national manager.
Whether you are selling, looking for a manager, or exploring a partnership — tell us what you have and we will come back with a straight answer.
