Our screening criteria are published below in full, before you apply, and applied identically to every applicant.
Criteria
What we look for
These standards are applied the same way to everyone, in full compliance with the Fair Housing Act. If something in your history needs context, tell us — we read what you write.
- Income — gross monthly household income of roughly 3× the rent, from any lawful source, including vouchers and benefits.
- Identity — government photo ID for every applicant 18 or older.
- Rental history — two years of verifiable history or, if none, an alternative such as a co-signer.
- Credit — reviewed in full rather than by score alone. Medical debt is not counted against you.
- Background — reviewed individually, considering the nature, seriousness, and recency of anything found.
Reasonable accommodations. If you need an adjustment to any part of this process because of a disability, tell us and we will make it. That request never counts against an application.
Have ready
- Photo ID for each adult applicant
- Two most recent pay stubs, or equivalent proof of income
- Contact details for your two most recent landlords
