Owner services

We keep other owners' rental property maintained, documented, and on the books — the same upkeep and reporting operation we run on the buildings we own. You stay the landlord; we take the legwork.

The problem

Upkeep is slow in the places that cost money.

A leak sits in a voicemail box overnight. A vendor invoice comes in 30% over the quote and nobody checks. The AC service that would have cost a filter becomes a compressor.

None of that is a people problem. It is a coverage problem — an owner with a day job cannot watch every work order, warranty, and receipt at once, so the urgent things get attention and the expensive things get missed.

We closed that gap on our own buildings by putting maintenance and the books on one system and letting AI do the watching. We offer that same operation to other owners.

Bookkeeping & reporting

We keep the property's books from the records you provide: income and expense tracking, monthly reports, vendor 1099 preparation, and a year-end package your accountant will not have to rebuild.

The platform

Work orders, vendors, warranties, documents, and expenses in one place, with AI reading it continuously — so an aging request or an out-of-line invoice gets flagged instead of found later.

What we do not do

We are not a real estate brokerage.

If you need a tenant found or a property sold, that is work for a licensed broker. We are glad to work alongside yours — they handle the lease, we keep the unit in shape.

For other owners' property, we do not

  • Advertise, list, or show your property for rent or sale
  • Find, screen, or place tenants
  • Negotiate or sign leases on your behalf
  • Collect, hold, or disburse rent or security deposits
  • Represent buyers or sellers, or take commissions on any transaction

The rentals on our availability page are properties we own and lease ourselves.

Owner FAQ

Are you a property manager or a real estate broker?
Neither, for your property. We are an owner-operator: we lease and manage the buildings we own. For other owners we provide maintenance coordination, bookkeeping, and software only. We hold no Florida real estate license, so we do not rent, list, or sell property for others, and we do not collect rent on anyone's behalf.
What types of property do you serve?
Multifamily buildings, small mixed-use properties, single-family rentals, and individual condo units in South Florida. If you are outside our core area, ask — we will tell you honestly whether we can serve the property well.
How are your fees structured?
A flat monthly fee for the scope you choose, quoted after we have seen the property. Fees are never a percentage of rent and never tied to a lease or sale. There are no markups on vendor invoices.
Do I keep control of spending decisions?
Yes. You set an approval threshold. Repairs under it get scheduled immediately so small problems do not become large ones; anything above it comes to you with the diagnosis, the quote, and our recommendation before we proceed. Genuine emergencies affecting safety or habitability are addressed first and reported immediately.
Who does the repair work?
Licensed and insured trade vendors. We take the request, triage it, schedule the right vendor, and document the result. Vendors invoice at their actual price, and you see every invoice.
Who handles my tenant, lease, and rent?
You do, or the licensed broker you hire. Your tenant can send maintenance requests straight to us, but the lease, the rent, and the deposit stay between you and them.
Is AI making decisions about my property?
No. AI handles intake, drafting, monitoring, scheduling, and analysis. Decisions that affect your money — vendor selection, spending above your threshold, capital work — are made by people, and the large ones by you.
