Home/Communities
Where we manage
We manage individual units on behalf of their owners inside some of South Florida's best-run rental communities — so an investor with one unit gets the same attention a whole building would.
The niche
One unit deserves a real manager.
If you own an investment unit inside a large community, you are in an awkward spot. The community manager works for the association, not for you. National managers want portfolios, not a single condo.
So the work falls back on you — screening your own tenant, chasing your own rent, finding a plumber who will take a one-unit job, and reconciling it all at tax time.
That is exactly the gap we fill. We handle your unit the way a good manager handles a whole building: leasing, collections, maintenance, compliance, and reporting, with one person accountable for it.
What we handle
- Leasing — listing, screening, and tours, coordinated with the community's own approval process
- Association liaison — applications, move-in approvals, elevator bookings, and rule compliance
- Rent collection with online payment and clean ledgers
- Maintenance inside your unit, using vendors approved to work in the building
- Reporting — monthly statements and a year-end package for your accountant
Own a unit somewhere else?
These are where we already work, not the limits of where we can. Tell us where your unit is.
